The most desirable and highest priced of the Carmel condos and townhomes are located in downtown Carmel-by-the-Sea in and among the shops in the village, making these townhomes the most desirable and highest priced in all of Carmel. After all, having a property that allows you to walk to downtown Carmel is super desirable and the same thing is true for condos. The idea of walking out of your front door and going to dinner a block or two away from your condo at some of the finest restaurants on the Monterey Peninsula is very appealing to a lot of people looking for a second home. There is always something going on in Carmel and these townhomes put you right in the middle of all the action.
There is a large condo community at the east end of Rio Road near the Barnyard in Carmel. This is a very nice community of older condos, many of which are at that point of needing a good remodel, but they are the most affordable of the complexes in general. Amenities are abundant here too with a swimming pool and a lot of common area to walk or for kids to play in. These units come in 2 bed 2 baths or 3 bed 2.5 bath in various configurations.
Just a mile or so down Carmel Valley Road and just 6 or 7 minutes from downtown Carmel are both Hacienda Carmel and Del Mesa Carmel. Both are 55 and over communities and both have great amenities to offer owners. We have several clients who have purchase inside each and has its benefits, depending on your situation. Hacienda Carmel is much more affordable with condos starting out in the High $200’s to low $300’s and the HOA fee between $750 – 900 per month. Del Mesa Carmel has condos starting in the middle to high $400’s and going on up to almost $1,000,000. The higher priced condos take advantage of beautiful views of Carmel Valley. HOA fees are higher as well, starting around $1100 and ranging to around $1400 per month. Both areas offer great lifestyles for those over 55 years of age.
The High Meadows Neighborhood of Carmel has several condo communities although they are typically pretty rare to come on the market. High Meadows condos have sold in the low $600,000’s recently and are a pretty good value when you consider their location. Getting to all Monterey Peninsula cities is easy from High Meadows as they are located close to Highway 1 near the top of the hill to Monterey. The downside is many of these units will have a little road noise from the highway so it is a bit of a compromise for some people although many don’t seem to mind the noise at all.
