Because Seaside contains such a broad range of neighborhoods and property types, citywide averages should be used for general market context rather than as a direct indication of what an individual property is worth.

How to Read the Seaside Real Estate Market Report

The live report provides three useful views of current Seaside market activity:

  • Homes currently for sale show today's available inventory, asking prices and the choices competing for buyers.
  • Properties moving through the market provide insight into current buyer activity and where demand is occurring.
  • Recently sold homes show completed transactions, including list price, sold price and price per square foot.

Looking at all three together provides considerably more context than relying on asking prices alone.

Why Seaside-Wide Averages Can Be Misleading

Seaside is not one uniform real estate market.

A small 1940s cottage in Lower Broadway, a remodeled mid-century home in Mid Broadway, a Pacific Heights condominium, a Monterey Bay view home in Upper Broadway / Mescal, a larger traditional property in LaSalle / Ord Grove, a golf-front residence in Seaside Highlands and a newly built luxury home in The Enclave can all appear within the same citywide statistics.

Multi-family properties and manufactured homes can add still more variation depending on which property types are included in a particular market report.

Those properties appeal to different buyers and should not automatically be compared with one another simply because they have a Seaside address.

Seaside's Nine MLS Areas

Market data becomes substantially more useful when it is narrowed to the part of Seaside where the property is actually located.

Seaside real estate is organized into the following MLS areas:

Sand City is its own incorporated city rather than part of Seaside, but MLS groups it with the broader Seaside market area and buyers frequently consider the two markets together.

Understanding Seaside Home Values

For an individual property, the most meaningful market analysis usually comes from narrowing comparable sales according to the characteristics that actually influence buyer demand.

Important considerations can include:

  • MLS area and micro-location
  • Property type
  • Lot size and usable outdoor space
  • Living area
  • Bedroom and bathroom count
  • Condition and renovation quality
  • Garage and off-street parking
  • Monterey Bay or ocean views
  • Golf-course frontage or views
  • ADUs and legally recognized secondary living space
  • Number of legal dwelling units
  • HOA costs and community amenities
  • Age and quality of construction
  • Street location and elevation

Two homes with similar square footage can therefore sell for considerably different prices.

A renovated home with a two-car garage and Monterey Bay views may attract a different buyer than an original-condition house on a smaller lot nearby. Likewise, newer Seaside Highlands and Enclave properties should generally be compared with homes competing in those same residential segments rather than older cottages elsewhere in the city.

Seaside's Different Real Estate Segments

The overall market becomes more useful when buyers and sellers identify the type of Seaside property they are evaluating.

Traditional Seaside Homes

Much of Seaside consists of detached single-family homes constructed between the 1940s and 1970s. Condition, lot size, parking and subsequent renovations can create substantial differences in value even within the same neighborhood.

Monterey Bay View Homes

Seaside rises considerably in elevation from west to east, allowing selected properties to capture Monterey Bay, ocean, coastline and city-light views.

View quality can materially affect value and should be evaluated according to the actual width, orientation and usability of the view rather than simply whether MLS identifies the property as having water views.

Seaside Highlands & The Enclave

Seaside Highlands / The Enclave represents a very different housing segment from traditional Seaside.

Seaside Highlands contains larger homes developed primarily in the early 2000s, while The Enclave adds much newer luxury construction within a gated community beside Bayonet & Black Horse Golf Courses.

These homes can be substantially larger and newer than typical Seaside housing and should generally be evaluated within their own competitive segment.

Golf Course Homes

Selected Seaside Highlands and Enclave residences directly border or overlook Bayonet & Black Horse Golf Courses.

Direct fairway frontage, golf-course views, Monterey Bay views, lot position and golf-ball exposure can all influence value.

Condos & Townhomes

Seaside's attached-home inventory includes developments such as Pacific Heights, Trinity Terrace, Hilby Townhouses and The Virginian.

Condominium values should generally be evaluated against similar common-interest properties while considering HOA dues, reserves, insurance, garage parking and location within the development.

These properties may require analysis of rental income, expenses, NOI, legal unit count, zoning and permit status rather than conventional single-family valuation alone.

Price Per Square Foot in Seaside

Price per square foot can be useful when comparing genuinely similar homes, but it should not be treated as a universal Seaside valuation method.

A smaller renovated cottage may sell at a substantially higher price per square foot than a much larger Seaside Highlands home. A Monterey Bay view can increase the price buyers are willing to pay without changing the home's square footage. A property with a large lot, permitted ADU or unusually good garage parking may also command value that is not captured by building size alone.

Price per square foot is most useful when comparing properties with similar:

  • Age
  • Property type
  • Condition
  • Lot characteristics
  • Views
  • Parking
  • Living-area configuration

List Price vs. Sold Price

The difference between asking price and final sale price can provide useful information about buyer demand, but it needs context.

A home selling above asking does not automatically mean the entire Seaside market is appreciating rapidly. It may indicate that the particular property was intentionally priced aggressively, attracted multiple buyers or offered characteristics that were difficult to replace.

Likewise, a home selling below asking may reflect:

  • An initially ambitious list price
  • Property condition
  • Inspection findings
  • A changing competitive environment

Looking at several comparable transactions provides more insight than relying on one sale-to-list-price percentage.

Days on Market

Days on market can help indicate buyer urgency, but Seaside properties do not all move at the same pace.

A well-priced renovated home in a popular price range may receive immediate activity. An unusual multi-family property, luxury Enclave residence or highly specific view home may require a longer marketing period because the likely buyer pool is smaller.

For sellers, marketing time should therefore be evaluated against comparable properties rather than the citywide average alone.
