Where Is Pebble Beach?
Pebble Beach is an unincorporated community on the Monterey Peninsula within Monterey County's Del Monte Forest. It sits between Pacific Grove to the north, Carmel and Carmel-by-the-Sea to the south, Monterey and Highway 1 to the east, and the Pacific Ocean to the west.

Poppy Hills and New Luxury Construction
One of the most significant changes occurring in Central Pebble Beach is the continuing residential buildout around Poppy Hills Golf Course.
Newer custom residences have been completed around Poppy Lane and Viscaino Road, with additional homesites and development occurring around the broader Viscaino, Lisbon and Ronda Road area.
This is creating a newer category of Pebble Beach property: large contemporary and recently constructed luxury homes with direct golf relationships in a mature Del Monte Forest setting.

Country Club West
Country Club West occupies the coastal side of northern Pebble Beach near Monterey Peninsula Country Club and 17-Mile Drive.
The neighborhood is particularly known for the MPCC Shore Course, broad Pacific views, sunsets, coastal walking and relatively level residential terrain.
Some properties combine direct golf frontage with expansive ocean panoramas. Although the views can be extraordinary, golf, dunes, 17-Mile Drive or open space often separate the residences from the actual shoreline, making many of these properties frontline golf-and-ocean homes rather than true oceanfront estates.
Country Club East
Country Club East provides a more protected golf-and-forest environment.
Homes surround portions of Monterey Peninsula Country Club's Dunes Course and may also adjoin greenbelt, Forest Lake and mature Del Monte Forest. Bird Rock Road and surrounding streets contain some particularly desirable direct golf-course properties.
Selected elevated homes can have Pacific or Monterey Bay views, but forest and golf generally play a larger role in the neighborhood's character than immediate coastal exposure.
Upper Forest
Upper Forest occupies the elevated eastern side of Pebble Beach near Highway 1 and Huckleberry Hill.
Its location can provide a combination of forest privacy, Monterey Bay or Pacific views and particularly convenient access toward Monterey, Carmel, Highway 68 and Community Hospital of the Monterey Peninsula.

Monterey Peninsula Country Club has two 18-hole courses: the Shore Course and the Dunes Course.

Pebble Beach Is Not One Master HOA
