Which of the Top 3 Monterey Peninsula School Districts is the Best?

Looking to buy a Home? Search all homes for sale

There are three major school districts here on the Monterey Peninsula: the Monterey Peninsula Unified School District, the Carmel Unified School District, and the Pacific Grove Unified School District. But, which is the best?

Actually, all three of these districts are great; the main differences between them boil down to test scores and diversity.

Pacific Grove schools have historically been the most highly ranked in the Monterey Peninsula, and this continues to be the case today. And in the last decade or so, Carmel schools have also received high praise.

Each of these districts has their advantages, so don’t discount one based on area home values alone.

As you may already know, school districts can have a major impact on real estate values. Pebble Beach is a key example of this. However, take these variations in value as they correlate with school districts with a grain of salt. Each of these districts has their advantages, so don’t discount one based on area home values alone.

If you have any other questions or would like more information, feel free to give us a call or send us an email. We look forward to hearing from you soon.

Where Should You Go Trick-or-Treating in the Monterey Peninsula?

Looking to buy a Home? Search all homes for sale

Today we’re excited to tell you about the best places in the Monterey Peninsula to take your kids trick-or-treating this year. There are several areas that are coveted by children and their parents alike.

For starters, Pacific Grove’s Candy Cane Lane is not only a great place to be during Christmas time, but it’s also a fantastic spot to trick-or-treat on Halloween. Last year, one of our friends who lives there gave away over 3,000 pieces of candy, which tells you something about how many people flock to this small community during this time of year. People drive from all over to go to Candy Cane Lane.

Another great area is Fisherman’s Flats in Monterey. It’s a great area to walk around in and another community that sees huge traffic on Halloween.

Next, we have the Carmel Valley Village, which we’ve been to many times around Halloween time. We have friends who live out there as well and I can remember kid after kid after kid coming to the home as we sat in the backyard around a fire. I got there late one year and saw the traffic firsthand. It’s another big hot spot for trick-or-treaters.

Finally, Del Rey Oaks was a great area for trick-or-treating when I was little and it still is today.

Del Rey Oaks was a great spot when I was a kid and it’s still a great spot today.

As you can see, there are plenty of great places to take your kids this Halloween. If you have any questions for us, need directions, or want any advice if you’re thinking of moving to one of these areas, don’t hesitate to give us a call or send us an email today. For more information on past Halloweens in the Monterey Peninsula, check out an older blog postWe look forward to hearing from you soon.

Is It a Good Idea to List During the Holidays?

Looking to sell your Home? Get a FREE home value report
Looking to buy a Home? Search all homes for sale
Many people think that around the holidays, the market just stops and turns off. But that’s just not true.

The truth is that people are always looking for real estate, no matter the time of year. If anything, buyers that are out over the holiday season are more serious than some of the second- homebuyers that we have during the year. People who are out spending their time over the holidays looking at homes would obviously rather be doing something else; you won’t get as many looky-loos during this time of year.

As a seller, you’ll have less competition since many people take their homes off the market, thinking it’s a bad time of year to sell. Or it could be that sellers who aren’t that serious might not want to balance the inconvenience of selling a home with preparing for the holidays. But if you want to take advantage of the fact that there are serious buyers on the market during the holidays, then it’s a great time to sell

All the national experts seem to agree that our market is heading toward a shift. We’ve seen price increases for about eight years, inventory increase, and buyer activity slow down; normally, real estate cycles in California last eight to 10 years before they shift, so the activity we’ve been seeing is just a signal that things are slowing down naturally.

Many people think that around the holidays the market just stops and turns off. But that’s just not true.

It’s hard to say if the shift will impact the Monterey Peninsula, but we are one of the most beautiful places in the world, and we’re always in demand. If you wait until next year to act, you may miss an opportunity in 2018. Mind you, we don’t have a crystal ball, but going on what the experts have been saying coupled with our feelings of the market, we suggest that you get on the market sooner rather than later. We don’t know what the future holds for the market.

If you’re a seller and have questions about what your home is worth, reach out to us. On our website, we have a home valuation link that will give you an automated estimation of your home’s value. For an even more detailed analysis, we can personally come to your home and look at any upgrades you’ve made to compare it to other comparable homes that have sold in the area. We hope to hear from you soon.

How Can You Help Our School Districts Win $100,000 at the 2019 U.S. Open?

Looking to sell your Home? Get a FREE home value report
Looking to buy a Home? Search all homes for sale

If you live here in the Monterey Peninsula, odds are you’re either a golf fan or you know someone who is. Next year the U.S. Open is once again coming to town at Pebble Beach Golf Links, and when it does, you have a chance to help the Monterey school districts win $100,000.

The U.S. Open has a great history at Pebble Beach, and it’s produced a ton of memorable moments. Next year’s tournament will be particularly special, though, because it is the course’s 100th anniversary. Normally, the U.S. Open is held at Pebble Beach every 10 years, but they’re making an exception in 2019.

When it does, the city of Pacific Grove has reached a deal with the Pebble Beach Company that states if they can raise 600 volunteers for the tournament, the Monterey Peninsula Foundation will donate $100,000 to Pacific Grove school districts.

The U.S. Open isn’t the only golf tournament that generates money for local charities in Monterrey. Last year, the AT&T Pebble Beach Pro-Am generated over $10 million. It’s no small wonder, then, that these events produce armies of local volunteers. We have friends of ours who come from as far away as Pennsylvania to lend a hand. We ourselves volunteer by providing physically challenged transportation so that those with special needs have access the golf course.

If you would like to volunteer and help our school districts win $100,000, click here and use the registration code PGUSD2019.

Let’s work together to raise this money for a good cause. If you have any questions about this opportunity, feel free to reach out to us.

As always, if you have any real estate questions, please feel free to call or email us anytime. We would love to help you.

Pebble Beach is synonymous with luxury and I’m sure it comes as no surprise to you that Pebble Beach is full of luxury real estate, especially luxury real estate with Ocean views.  To some people, Oceanfront real estate is the epitome of luxury living while others prefer a Pebble Beach Golf Course home with ocean views in the background.  It is hard to argue whether Pebble Beach Ocean Front Real Estate is more luxurious than Pebble Beach Golf Course Real Estate when they both are incredible pieces of luxury real estate.

Why the Monterey Car Week and Concours d'Elegance Is a Must-See

Looking to buy a Home? Search all homes for sale

Today we want to talk about something that is near and dear to both Jeff's and my heart: car week. It is amazing how the Monterey Car Week & Concours d'Elegance event started as a one-day event and has since turned into a 10-day celebration of vehicles.

Out of all the events in Monterey, this is Jeff's favorite. He loves cars and enjoys seeing the auctions. Over the 10 days the event takes place, the city comes alive with an estimated 500,000 people.

The event, which is held on Pebble Beach Golf Links 18th hole, is among the greatest car events in the world. Last year they had cars set up on the first fairway as well as the 17th hole with a collection of classic Ferraris set up all the way back to the first hole.

Jeff says that his favorite event besides the car show is the auctions that take place. There are six different auctions that take place including the Mecum Muscle Cars and More Auction, Russo and Steele Auction, RM Auctions' Sports and Classics of Monterey, and Bonhams Auctions. No matter which you go to, if you like to watch auto shows live, this is the place to do it because there is so much diversity.

Personally, I love the Pebble Beach Rally where priceless vehicles are taken down the coast of Big Sur on a set course. They even stop for breakfast to allow people to see the cars closer.

Another event you should check out is The Barnyard Ferrari Event. This occurs Friday afternoon and is sponsored by our brokerage, Keller Williams Coastal Estates. We will be there if you want to come and say hello.

McCall's Motorworks Revival at the airport hanger is on Wednesday, the Concorso Italiano at the Black Horse Golf Course is on Saturday, August 25, and of course The Quail, A Motorsports Gathering is on Friday, August 24.

The Quail is an amazing time and, even at $600 per ticket, the event sells out every year. A ticket earns attendees a chance to enjoy amazing food and, of course, the cars. If you have never attended this event, it is very decadent. The last time I was there, I had oysters and shrimp with champagne as well as the ability to go inside a private aircraft to look around.

All of the fees paid by the people that participate in the Concours d'Elegance go to charity.

This event is less than a month away and we are very excited about all of it. Our team volunteers at the Concours d'Elegance event and all the proceeds go to charity. We also help with transportation to and from the 18th hole for people who normally would not have access to the event so they can experience it as well which benefits the Monterey Veterans.

All of the fees paid by the people that participate in the Concours d'Elegance go to charity as well. The fees do vary as people who come from overseas pay thousands of dollars to have their car in the event. People come from all over the world to be a part of this major international event.

To find out more about these events as well as get a complete list of the events for this week-long celebration, you can visit our blog here. If you have any other questions about this or are interested in buying or selling, please feel free to call or email. We look forward to speaking with you soon.

Del Rey Oaks Neighborhood

Del Rey Oaks, CA is a small city of roughly 1600+ people located on the southern end of the Monterey Bay, just north of Monterey, CA. It was incorporated in in 1953.  They do however have their own police department and post office!

Del Reay Oaks CA out door livingConveniently located with easy access to Hwy 1 and Scenic HWY 68, Del Rey Oaks is a great, more affordable place for locals to live.  The climate is pleasant with average temperatures in the low 70’s in the summer time making it slightly warmer than nearby peninsula cities of Pacific Grove, Pebble Beach and about on par with Carmel and most of Monterey.

Del Rey Oaks Real Estate

Del Rey Oaks real estate is a little more expensive than Seaside, CA real estate, but less than Monterey real estate, making it “just right” for many home buyers. With only 741 homes in the city, real estate for sale is always scarce in Del Rey Oaks with normally only 1 or 2 homes available on the MLS at any given time.  Homes in Del Rey Oaks were predominately built in the 1950’s through the 1970’s and tend to have a mid-century modern feel to them with flat roofs and more angular lines.

The Monterey Regional Airport boarders Del Rey Oaks on the southern side although noise from the airport seems to be minimal, depending on your location in Del Rey Oaks.

Del Rey Oaks has two parks.  One is dead center of the city and is home to a baseball diamond, a basketball court, a couple of slides for the kids and a dog park for the locals who live in the city.  The other park is a 17-acre wetland Preserve named the Frog Pond.  It is a great place to go for a walk and check out the local bird wildlife.

Del Monte Beach Neighborhood

Monterey’s Del Monte Beach neighborhood is a hidden gem that many newcomers to the area don’t even know exists.  It is comprised of many mid-century modern styled beach homes, a large architecturally significant condo complex as well as some apartment buildings. It attracts people from other significant beach cities in California who are looking to purchase a home with that great “beach bum” lifestyle. It has great access to what is probably the best stretch of sandy beach in Monterey County.  This great neighborhood is located at the western end of Casa Verde Way, on the west side of Del Monte Blvd. in Monterey and includes the aptly named streets of Surf Way, Beach Way, Dunecrest Avenue, Spray Avenue, Foam Avenue and Tide Avenue, which fronts Del Monte Beach.

Monterey’s Del Monte Beach occupies the southern-most tip of Monterey Bay and offers Del Monte Beach neighborhood residents uninterrupted walks from the Monterey Wharf all the way past Marina State Beach!  This is the longest stretch of sandy beach on the Monterey Peninsula and makes for incredible sunset walks and daytime adventures.  It is common to see marine wildlife from the shores of Del Monte Beach including encounters with dolphins, whales, sea lions, sea otters, pelicans, and other shorebirds in addition to the incredible spectacle that is the Monterey Bay.  Fishing, surfing, scuba diving, kayaking and other water sports are abundantly available from this location. Ahhh, and don’t forget the sunsets!

It also shouldn’t be a surprise the neighborhood is occupied by renters as well as second homeowners and primary homeowners, all who love the lifestyle associated with living this close to the water.

Inside, 514 Forest is just as you would expect it…Charming!  Look up and take notice of the high ceilings Victorians are known for.  Look down and notice the original hardwood floors are still intact. In fact, so are most of the original windows, doors and trim.  The bedrooms are ample size and the remodeled bathroom includes a claw-foot tub with a shower.  The kitchen has evolved over the years and has two sinks plus there is a ½ bath (Think water credits people!)

Behind the guest, unit is a nice sized 2 car garage that backs up to 16th Street behind.  So, although Forest is a busier street, with a little bit of work to the garage (flip the garage doors to the other side) you can park it in your very own garage.

Pacific Grove Victorian Cottages

Pacific Grove is said to have over 1000 Victorian homes, making it the highest concentration of Victorian homes per capita in America!  The Victorian craze took place from around 1830-1910, but specifically, the Queen Anne style, which is what Pacific Grove is noted for was popular from 1870 through 1910, when many of Pacific Groves first homes were being built.

Pacific Grove was a Methodist Retreat founded in 1875 and the first annual camp meeting was held in August of that year.  The Retreat Association began selling lots in the retreat area near Lovers Point and downtown Pacific Grove to members of the retreat, so they could build homes.  Up until then, the lots were outfitted with tents for the summer.

1880 - 1910 the town would experience hundreds of new Victorian Era homes being built including primarily Queen Anne Victorians and Arts and Crafts (Craftsman) style homes.  Large Victorian homes were built on the Pacific Grove waterfront including the Green Gables in January of 1888, the Grand View Inn at 105 Grand Avenue was built in March of 1910 and the Seven Gables Inn (was the Page Cottage) was built at 104 Fountain Avenue in May of 1886.  These are all exquisite examples of Pacific Grove Victorian homes.  Other notable Victorian homes in Pacific Grove include the Brandt Mansion was built in January of 1895 on the corner of Lighthouse and 17 Mile Drive, 225 Central Avenue was built for Senator Benjamin Langford (Judge Langford) and is now known as the Gatehouse Bed and Breakfast, the Trimmer Hill at 6th and Laurel was built in March of 1893…The list goes on and on of incredible examples of Victorian homes in Pacific Grove.
