SUNDAY, AUGUST 26

PEBBLE BEACH CONCOURS D'ELEGANCE

Begun in 1950, this Concours is the top-ranking collector car competition in the world. It is also the event to which most other modern Concours now trace their roots. Initially modeled on the early European Concours that showcased new cars, the Pebble Beach Concours shifted its focus to collector cars in 1955—and other Concours followed suit. It has also taken the lead by including racing greats and offering featured marques and special classes as early as 1953, introducing displays of dream cars and concepts in the 1980s, and instituting driving events and emphasizing the importance of preservation in the 1990s.

Guided by—and often driving—the interests of enthusiasts the world over, this Concours continues to set the bar for all others. Opens to spectators on Sunday, August 26 at 10:30 am.

Old Del Monte Neighborhood in Monterey, CA

The Old Del Monte neighborhood in Monterey CA consists of the homes that were built around or near the Old Del Monte Golf Course over a wide spread of time.  This area is one of the nicer areas in Monterey with homes, in general, being larger than average and sitting on lots that are above average in size. The majority of the homes here are mid-century modern homes or California ranch-style homes with many Spanish Revival homes sprinkled in.  Although there are homes that sit directly on Old Del Monte Golf Course, they really do not come on the market for sale that often and when they do they typically start over $1,000,000 and can go up significantly from there.

Homes in general are an eclectic mixture, like most of Monterey and the Monterey Peninsula cities with big beautiful luxury homes built right next to older homes in need of remodeling.  Manor Road, Jacks Road, and Deer Flat Road have some very large estate homes as does Castro Road, especially along the Old Del Monte Golf Course side of the street.

The Old Del Monte neighborhood runs from Mark Thomas Drive to the west, Josselyn Canyon Road to the north, Aquajito Road as its southern boundary and Monhollan Road as its boundary to the East.

What You Can Learn From 2007's Housing Crisis

Looking to sell your Home? Get a FREE home value report
Looking to buy a Home? Search all homes for sale

Although it seems like it was just a short time ago, it has been 11 years since the 2007 housing crisis. We learned a lot from that time, which is why today we will be talking about these lessons.

First and foremost, we’ve learned that you should never buy a house that you cannot afford. Many people got in trouble back in 2007 by making this mistake. If a lender tells you that you qualify for a loan, but the payment looks like it will be too much for you, the reality is it probably is too much.

The next lesson to take away from the 2007 housing crisis is to not buy a home with little to no down payment. In 2007 and even before, people were purchasing a home without ever submitting a down payment, and although you can still submit a small down payment today, you should be careful about doing so. If you can afford to put more down, it can help protect you from whatever changes in the market may occur. Plus, you will not have to pay PMI, which can save you money each month.

Prior to the downturn in 2007, many people believed that you could buy a house and it would go up in value, however, this is untrue. Real estate is cyclical. In California, there is a 10-year cycle, on average. What we really learned from 2007 is that you have to be careful when you buy and sell real estate.

Statistically, now is a great time to buy a house because of where we are at in the real estate cycle.

Many people ask us when the best time to buy a house actually is and, truthfully, the answer is 20 years ago. We know that this isn't possible, but now is also still a great time to purchase a home because of where we are at in the real estate cycle.

If you want to know how much your home is worth for sale now before the cycle ends, please feel free to call and we can look at your home with you to evaluate its value. We look forward to speaking with you.

Living in Pebble Beach

The Pebble Beach lifestyle is arguably one of the best lifestyles a person can live… and living on one of the private golf courses in Pebble Beach is certainly at the pinnacle of that lifestyle. If you are privileged enough to join MPCC or Cypress Point, you can drive your own private golf cart to your club to play a round, grab a bite or just hang out. But with near perfect weather just about year-round and there is so much to do here besides playing golf.  The Pacific Ocean and the Monterey Bay are in your backyard and MPCC Golf Course View from 2976 Bird Rock the coastal mountain ranges are magnificent!  There is fishing, surfing, paddle boarding, diving, whale watching, sailing and boating on the water that is just amazing!  On terra firma, one may go horseback riding in Carmel Valley, hiking up Jack’s Peak or Point Lobos, shopping in Carmel or Pacific Grove, wine tasting in the Village, sight-seeing down to Big Sur or just take a bike ride along the coast…or a hundred more things you could do here.  Let’s not forget the major events that come to this area regularly.  There is the Pebble Beach AT&T Pro-Am Golf Tourney, Pebble Beach Food and Wine, Car Week, Laguna Seca Raceway with its heavy event schedule, The Sea Otter Classic…The list goes on and on and if there is nothing going on here, San Francisco is only an hour and a half away.

Let’s just say that those of us who are fortunate enough to live here enjoy a lifestyle that doesn’t suck!

About Pebble Beach Country Club East

Country Club East is a very desirable neighborhood inside the renowned gates of Pebble Beach.  Although there are no ocean views to speak of in the Country Club East, the ocean is still just a short distance away.  In addition to its close proximity to the waterfront, Country Club East is in the Pacific Grove School District, which is one of the best in Monterey County.

This Pebble Beach neighborhood was built around the famous Monterey Peninsula Country Clubs Dunes Golf Course and two a lesser degree the Shore Couse and as such, there are homes that have great golf course views or are built right on the golf course.  There are several green belts in the Country Club East neighborhood offering a small group of very special homes that back up to a Pebble Beach Pine forest, such as 1162 Chaparral Road.

Although Pebble Beach doesn't have a grocery store it does have the Pebble Beach Market, which has a great selection of wine, sandwiches, and snacks.  The bordering city of Pacific Grove has several options for groceries and all are within a 5-minute car ride along with just about anything else you could possibly need including some of the best restaurants on the Monterey Peninsula.

If you are a dog lover, Rip Van Winkle Open Space Park is located near the Country Club Gate to get into Pebble Beach and has become a makeshift puppy park where dog owners gather daily and allow their well-behaved pooches to run freely with other four-legged furry animals.  Also located in this neighborhood is the Inn at Spanish Bay, which is an amazing resort with a fabulous links style golf course, several top-notch restaurants, amazing outdoor spaces with fire pits, a great wine list and even a bagpiper who serenades the nightly setting of the sun...A great way to end any day.

The Benefits of Multi-Generational Living in Pacific Grove

Looking to sell your Home? Get a FREE home value report
Looking to buy a Home? Search all homes for sale

Today we are going to discuss an interesting topic: Multi-generational living. We have been noticing more and more families of two or three who are bringing in their parents to join them. There have been many properties for sale with guest houses, casitas, etc.

The State of California actually passed a new law last year that makes it easier for homeowners to create an accessory dwelling unit, and we are seeing more and more homebuyers look for these types of properties. Multi-generational living makes it easier for families to stay close together, save money, and live in harmony.

If your home has multiple master suites, it is going to be worth more than its counterparts without them.

People tend to look for homes with multiple master suites. If you have a house with them, it tends to make it worth a little bit more money when you list it for sale on the market.

If you have any questions for us about multi-generational living or how we can help you achieve your real estate goals, please feel free to give us a call or send us an email. I look forward to hearing from you soon.

Something’s Phishy: Watch Out for These Real Estate Scams

Looking to sell your Home? Get a FREE home value report
Looking to buy a Home? Search all homes for sale

A lot of things can go wrong in a real estate transaction, but one thing you want to be especially careful of is being taken advantage of. There are scams and fraudulent practices that unwary consumers can fall prey to if they’re not careful. Overall, we believe that most people out there are good, but don’t forget that some absolutely aren't. Today we’ll describe a few scams and tell you how to arm yourself against them.

One scam that’s been spotted before is the wiring scam. When you’re under contract, we’ll provide you with disclosures that will explain how money transfers will work. Yet it still happens that people will hack into your email when you’ve undergone a transaction and will replace the title company’s bank account information with their own, so when you wire money to the title company, it will actually go to the scammer’s account. This is serious, because once that money is gone, there’s no getting it back. Make sure that you call the title company directly and verify the information presented in the email before you ever wire that money.

Overall, we believe that most people out there are good, but don’t forget that some absolutely aren't.

Next, there are third-party scams involving sites like Craigslist. In this kind of scam, someone will post an ad for a rental property of some sort, saying that if you send some amount of money, the property is yours. They’ll then “mail you the keys.”

This same kind of scam has even been spotted on other, supposedly more reputable sites like Zillow. Just because it’s a trusted website does not mean you should be sending money to someone without verifying who you’re sending money to. If in doubt, give us a call; we’re up to date on the scams that are perpetrated in the market and we can help you make sure that you’re not unwittingly falling into a trap.

If you ever question the real estate broker you’re working with, make sure you find out their 8-digit license number. It should be published on all their business cards or can be found online. This is one way you can make sure that you know who you’re dealing with.

This next scam is relatively new, at least to our knowledge: moving company scams. This is where a moving company contacts you, or else you find them third-hand on a website like Craigslist. They’ll ask you to send a check to a certain address, after which, they’ll come to your house, pack everything up, and then move it—but they never show up at your new house. They might have taken your possessions to a warehouse to be liquidated, but who knows? The point is your stuff is gone. Make sure that you’re working with a reputable company you can trust. We can refer you to local moving companies that we have relationships with.

Overall, we believe that most people out there are good, but don’t forget that some absolutely aren't. Remember to use common sense, and if you come across anything suspicious, just remember to give us a call. We’ll be glad to advise you.

Remodeled Home for Sale with Ocean Views and a Guest Unit

Living room of a Monterey Bungalow style home359 Watson Street is your opportunity to own a Monterey ocean view home with a guest unit in the Old Town Monterey neighborhood that locals refer to as Spaghetti Hill.  You will love the location as it is close to the world-famous Cannery Row, the Monterey Wharf, the Defense Language Institute (DLI), downtown Monterey and it even has a neighborhood pub called Duffy Hunters.

The main house at 359 Watson Street is a 1928 Bungalow style house with great curb appeal and charm.  It is roughly 1600 square feet with 2 bedrooms and 2 full baths plus it has a bonus room that has been used as a third bedroom in the past, this home has the charm of yesteryear in a nicely updated package.

When you walk through the front door into the living room, you can’t help but notice the wainscoting in every room as well as the Kitchen at 359 Watson Street in Monterey, CAoriginal plaster work by true craftsman of the day.  They just don’t make them like this anymore!  There is new carpet and fresh paint on the ceiling, walls and wainscoting. The fireplace is covered with what appears to be Carmel Stone and the two diamond shaped windows on either side add a unique touch.

The kitchen has been nicely updated from original and includes newer Shaker style kitchen cabinets, marble counter tops, newer appliances and a black, grey and white tile backsplash to tie it all together. There is a large dining area or what be a small nook for a kitchen table and still a good size family room.  This space has a great view of Del Monte Beach and the Monterey Bay through the sliding glass windows.  There is a 256 square foot deck off the sliding glass doors that also has great views of the water and beach.

Bathroom at 359 Watson Street in Monterey, CAThe two bedrooms are both larger than they appear.  The front bedroom has a large closet while the rear bedroom has a smaller, more traditional closet of the period.  Both rooms have wainscoting on the walls along with fresh paint everywhere and new carpet.  The rear bedroom has nice views of Del Monte Beach and the Monterey Bay.

There are two remodeled bathrooms, one with dual vanities, granite countertops, tile floors and a tile shower over a tub.  The other has a walk-in shower covered with limestone tiles and a single vanity.

The nearly 460 square foot lower level guest unit is accessed through a set of sliding glass doors from the rear of the house.  It includes a living room, small kitchenette, a nice sized bedroom and a bathroom.  The small kitchenette area has a small counter with a sink and room for a refrigerator.

Monterey Wharf #1

Old Town Monterey (Spaghetti Hill)

The Old Town Monterey neighborhood, or what the local Sicilians refer to as Spaghetti Hill, is where the local Sicilian fisherman first settled back in 1890.  Of course, they would settle here, this neighborhood is located just a couple blocks above the Monterey Wharf!

Today, Old Town Monterey is a great place to live as it is in close proximity to most of what Monterey has to offer. What Should You Do When Faced With a Multiple Offer Situation?

Looking to sell your Home? Get a FREE home value report
Looking to buy a Home? Search all homes for sale

Knowing how to navigate multiple offer situations is critical for buyers and sellers alike.

The first thing buyers should do when they encounter a multiple offer situation is to make your strongest offer from the beginning. Also, make sure you’re working with a high-quality, local lender and that you are pre-approved before you submit your offer. Especially in a market like ours, national lenders won’t be able to perform as effectively as a lender who understands our area. I’ve seen offers rejected simply because of the lender the buyer was working with.

It really does matter whether the lender has a positive reputation or not. It’s very important that the agents involved with the transaction know the lender and are aware of their reputation. Also, buyers should think about reducing timelines and contingencies. This will be attractive to any seller.

If sellers respond too quickly to an offer, they may end up missing out on better offer in the future.

For sellers, the best way to handle a multiple offer situation is by being patient. If you respond too quickly to an offer, you may end up missing out on better offer in the future. Even more importantly than that, make sure you work with an experienced agent.
