True oceanfront real estate in Monterey is exceptionally rare.

Although Monterey has miles of shoreline and many homes with beautiful Monterey Bay views, only a very small number of residential properties occupy locations that can reasonably be described as oceanfront, waterfront or beachfront.

Unlike Pebble Beach or the Carmel Highlands, Monterey does not have long stretches of privately owned residential coastline.

Much of Monterey's waterfront consists of:

Ocean Harbor House itself is an oceanfront development.

The gated development contains approximately 60 townhome-style condominium residences occupying oceanfront property along Monterey Bay.

These homes generally feel different from traditional stacked condominiums.

The combination of garage parking, townhome-style living and immediate beach access makes La Playa a particularly unusual Monterey property type.

La Playa Inventory Is Extremely Limited

Because the community is relatively small, multiple units may not be available at the same time.

That means buyers interested specifically in La Playa should often be prepared to wait for the right unit rather than expecting a large selection.

Floor plan, location within the development, condition and ocean orientation can all materially affect value.

Detached Homes at Del Monte Beach

Del Monte Beach also contains detached single-family residences along streets including:

These homes represent another exceptionally scarce coastal housing type within Monterey.

The main residential subdivision is generally separated from the actual shoreline by public beach and dune open space.

For many buyers, that distinction does little to diminish the lifestyle.

Being able to leave the house and reach the sand within moments can be more important than the technical parcel boundary.

Beachfront Living Without Private Beach Ownership

Oceanfront buyers sometimes assume that purchasing a residence beside Monterey Bay includes private ownership of the beach.

Many homes marketed as being near Cannery Row are actually located uphill in New Monterey.
