Carmel is not one uniform real estate market.
A small cottage in Carmel-by-the-Sea's Golden Rectangle, a larger home in Hatton Fields, an ocean-view property in Carmel Point, a condominium in High Meadows, a gated estate in Tehama and an oceanfront residence in Carmel Highlands can all appear within a broad Carmel market search while appealing to very different buyers.
The highest-value sales can also have a significant effect on average price and price-per-square-foot statistics, particularly when relatively few properties sell during a given period.
For an individual home, the most meaningful analysis usually comes from narrowing comparable properties by exact location, jurisdiction, walkability, ocean or Point Lobos views, lot characteristics, architecture, condition, parking and development potential.
Carmel-by-the-Sea vs. Greater Carmel
This distinction is particularly important when interpreting the data below.
Carmel-by-the-Sea is the incorporated coastal village centered around Ocean Avenue and Carmel Beach. Its principal MLS areas include Southwest, Northwest, Northeast and Southeast Carmel, with the Golden Rectangle representing a particularly desirable micro-market largely within Southwest Carmel.
Greater Carmel includes numerous surrounding Monterey County neighborhoods with Carmel mailing addresses. These areas can offer larger lots, larger homes, different planning jurisdictions, warmer microclimates, garages, acreage, gated communities and dramatically different coastal or inland settings.
