Marina has become one of the Monterey Bay area's most important markets for new construction, giving buyers substantially more opportunities to purchase newly built homes than they typically find in older communities such as Monterey, Pacific Grove, Carmel-by-the-Sea or Pebble Beach.
Today's Marina-area new-home choices span several very different communities. Buyers can compare homes in Sea Haven, The Dunes on Monterey Bay, Marina Station and East Garrison, along with occasional infill construction elsewhere in Marina.
These communities should not be treated as interchangeable. They differ in location, housing type, development stage, HOA structure, Community Facilities District taxes, available amenities, lot sizes and the amount of future construction still planned around them.
Buying new construction is also different from purchasing a traditional resale home. Builder pricing, lot premiums, incentives, upgrades, solar, landscaping, warranties and future phases can materially change both the initial purchase price and long-term cost of ownership.

Most large-scale new construction in the Marina area is concentrated in four master-planned communities: Sea Haven, The Dunes on Monterey Bay, Marina Station and East Garrison.
Each represents a different stage of Marina-area development.

Marina Station differs from Sea Haven and The Dunes because buyers are entering the community relatively early in its development.
That can provide the opportunity to purchase a newly completed home in a new neighborhood, but buyers should understand that streets, surrounding homes, parks, commercial areas and other portions of the community will continue evolving over many years.

East Garrison uses a Marina 93933 mailing address and is commonly considered part of the broader Marina housing market, although it is technically an unincorporated Monterey County community outside Marina city limits.
Much of East Garrison's residential development is already established, but the community's master plan continues to evolve. Future Town Center and Phase 3 plans include additional compact homes and rowhouse-style residences along with commercial, civic and affordable-housing components.
East Garrison differs from Marina's city-limit communities because buyers need to understand its Community Services District and Community Facilities District tax structure.
