Sea Haven is one of Marina's largest and most recognizable newer residential communities, offering contemporary homes, newer construction, parks, trails and convenient access to Highway 1, California State University Monterey Bay, The Dunes shopping area and the rest of the Monterey Peninsula.
Originally planned as Marina Heights, Sea Haven has developed over multiple phases and includes a variety of home styles, floor plans and lot locations. Buyers may encounter both resale homes and newer builder inventory, making it especially important to compare not only price and square footage but also lot placement, upgrades, solar, landscaping, views, nearby future construction and community amenities.
Sea Haven is also still evolving. The City of Marina is reviewing the final Phase 5b development area, while construction of the major Sea Haven city park began in 2026. These projects make it important for buyers to understand both the community as it exists today and the improvements and development still planned around it.

Property Searches & Resources
Sea Haven occupies a large area of northern Marina between established residential neighborhoods, former Fort Ord lands and the Imjin Parkway corridor. The community was originally known as Marina Heights and was planned as a large residential development with neighborhood parks, open space and interconnected streets and trails.
Because Sea Haven has been built in phases, there is no single "Sea Haven house." Homes differ by builder, floor plan, age, lot orientation, number of stories, garage configuration, outdoor improvements and proximity to parks and open space.
That variety is one of the reasons buyers should evaluate Sea Haven at the individual-property level rather than assuming homes with similar square footage should have similar values.
Sea Haven contains a broad range of newer housing, including detached single-family homes, larger two-story residences, single-story designs and attached or workforce-housing opportunities in certain portions of the community.
Current and recent resale inventory illustrates just how much variation exists. Buyers can encounter smaller attached homes at one end of the market as well as larger detached residences with three-car garages, upgraded interiors, landscaped yards and elevated views at the other.
Important differences between homes can include:
One of the most significant additions to Sea Haven is the planned 18-acre City Park at Sea Haven. The City of Marina broke ground on the park in July 2026.
Planned amenities include an inclusive playground, pickleball courts, dog parks, a disc golf course, picnic and BBQ areas, paved and secondary walking trails, open turf areas, restrooms and community gathering spaces.
For buyers, the park is more than an amenity. Location within Sea Haven relative to the park, trails and open-space corridors may influence how a particular home feels, how much pedestrian activity is nearby and how convenient recreation becomes.
Although much of Sea Haven is established, the community has not been completely built out.
The City of Marina is currently reviewing plans associated with Sea Haven Phase 5b, described by the City as the final development phase. The proposal includes 92 additional single-family homes, a park and additional open-space areas.
That means buyers in portions of Sea Haven should pay attention to surrounding vacant land and approved or proposed development rather than evaluating only what is visible during a showing.
Future construction can influence views, traffic patterns, neighborhood activity and the character of a particular street or lot.
Some Sea Haven properties occupy elevated locations and may offer views toward Monterey Bay, the surrounding hills, Fremont Peak or the broader Salinas Valley and Gabilan Range.
Views vary substantially from property to property. A second-story residence on an elevated lot may have a completely different outlook from a home only a few streets away.
Buyers placing a premium on views should consider orientation, future construction, neighboring rooflines, landscaping and the possibility that today's open view across an undeveloped area may change over time.
Sea Haven also includes Below Market Rate and workforce-housing opportunities administered through the City of Marina.
These homes are different from unrestricted-market Sea Haven properties. Buyers may need to satisfy income, occupancy, financing and program-qualification requirements, and resale provisions may also apply.
The City of Marina currently maintains information and an interest process for Sea Haven BMR homeownership opportunities. Buyers considering one of these properties should confirm current eligibility and resale requirements directly with the City before relying on general MLS marketing language.
Buyers should evaluate the complete ownership cost of a Sea Haven home rather than comparing purchase prices alone.
Depending on the property and phase, relevant costs or obligations may include HOA dues, solar financing or ownership, landscaping responsibilities and other property-specific charges.
Before purchasing, buyers should review:
The exact structure can vary by home, so these items should be verified for the individual property rather than assumed from another Sea Haven sale.
Sea Haven and The Dunes are frequently compared because both offer newer housing in Marina, but they provide different environments.
Sea Haven is primarily residential and is characterized by neighborhood streets, parks, open space and newer single-family homes. The Dunes has a stronger mixed-use character, with residential neighborhoods located close to major retail, restaurants, the movie theater, CSUMB and Highway 1.
Buyers who value a primarily residential neighborhood may prefer Sea Haven, while buyers prioritizing immediate access to shopping and commercial amenities may find The Dunes more appealing. The right choice generally comes down to the individual home, lot, floor plan and desired surroundings rather than one community being categorically better than the other.
Marina Station is newer in its development cycle and is planned as a larger mixed-use community in northern Marina.
Sea Haven provides buyers with more completed streets, existing resale history and established sections of the community, while Marina Station offers the opportunity to purchase into a community that is still taking shape.
Buyers choosing between the two should consider how much future construction they are comfortable with, preferred home designs, neighborhood layout and proximity to their daily destinations.
East Garrison is another major newer-home option commonly considered by Marina-area buyers.
Both communities offer modern floor plans and master-planned environments, but their governmental and ownership structures differ. East Garrison lies outside Marina city limits and buyers there should pay particular attention to the East Garrison Community Services District and Mello-Roos or Community Facilities District taxes.
Sea Haven is within the incorporated City of Marina, making the two communities an especially useful comparison for buyers who want newer housing but care about differences in location, taxation, services and future development.
Sea Haven provides convenient access to Imjin Parkway, Highway 1 and the broader former Fort Ord area.
Nearby destinations include California State University Monterey Bay, The Dunes retail area, Marina State Beach, Fort Ord Dunes State Park and the extensive trail network on former Fort Ord lands.
Monterey, Seaside, Pacific Grove and Carmel are accessible to the south, while Salinas and Highway 68 are accessible inland.
Sea Haven buyers should look beyond the age of the home and compare the characteristics that can materially affect both daily living and resale value.
For resale homes, completed landscaping, window treatments, upgraded flooring, built-ins, outdoor kitchens, EV charging and other improvements can also create meaningful differences between otherwise similar homes.
Sea Haven sellers face a different competitive environment from sellers in established Marina neighborhoods.
A resale property may compete against similar resale floor plans, newer builder inventory and future phases. Buyers may also compare Sea Haven directly with The Dunes, Marina Station and East Garrison.
Pricing should therefore account for more than square footage and bedroom count. Lot placement, views, upgrades, landscaping, solar, garage size, orientation, park proximity and current builder offerings can all influence the buyer's perception of value.
